Imagine buying an investment property in another city, only to find the previous homeowner still living inside, refusing to leave, and threatening to burn it down. Well, that’s exactly what happened to Sunny Ghai who was purchasing the West Edmonton property on behalf of a Vancouver man.

On March 31, 10 days after the possession date, Ghai arrived at the property, where he discovered the previous owner was still living inside. When the previous owner was asked to leave by Ghai, he threatened to burn the property to the ground if Ghai tried to force him out. Ghai mentioned that he felt threatened for his safety and the safety of his investment, and when he contacted the Edmonton Police Service, he was given the run around.

Tony Kurian, a lawyer hired by Ghai, said “Things like these are more likely to happen if a REALTOR® is not involved. There are real estate protocols, such as giving the keys to the home at noon on possession day.”
