Using Facebook to Market Your BrandAs you already know, placing a number sign (#) in front of a word or phrase on Twitter or Facebook will turn the word(s) into a clickable link. Let’s say you type the following into your Facebook search bar: #househunting.

Facebook will automatically feed all of the posts that include that hashtag into an individual stream. It will also show you some related hashtags at the top of the page. Check out the example to the left from one of Redman’s Facebook friends.

If we were real estate agents we could transform that Facebook comment into a lead! Simply by sending this person a message and offering our services. Yes— it’s that simple!

How Do I Use The Facebook Graph Search For Marketing?

A recent technology report revealed that 50% of online users utilize Facebook as a social media platform— why wouldn’t you want to be easily found on this site?

Using Facebook To Market YourselfFacebook has recently brought in a new concept called Graph Search. It works by utilizing the information people enter into Facebook and their activity on the site and categorizing people with the same activities into areas.

This feature helps Canadian REALTORS® in 2 ways:

1) By Making Agents Easier To Find

More and more people are using Facebook for their regular searches. They say that on Facebook we are all connected by 4 degrees of separation. People are more likely to request services from an agent who they share a connection with. For example: say a prospect types “friends of friends who are real estate agents” into their Facebook search box. The first result is REALTOR® A who looks kind of familiar and REALTOR® B who they have 3 shared Facebook connections. The first thing this prospect will do is look at who the shared connections are: their neighbors, their cousin, and their co-worker. The second thing they will do is ask those Facebook connections about REALTOR® B. Chances are they’ll also look at that agent’s Facebook business page and real estate website; however, if their shared Facebook connections have negative things to say about REALTOR® B they will move on.

2) Using Their Connections To Find Potential Buyers And Sellers

Unfortunately, it’s not as simple as typing “friends of friends who are selling their homes.” Using the Facebook Graph Search for this requires your savvy skills as a real estate agent. You can customize the search results to show people who are more likely to be buying or selling their homes according to that Niche’s demographics. (Such as divorcees, retirees, or others).

As Facebook continues to roll out new updates, features, and search tools…Canadian real estate agents have a greater opportunity to market themselves and grow their referrals.
